Tiers are counted in days before your check-in date, and the most generous tier you still qualify for is the one that applies.

The agreement you sign when you book — NC REALTORS^®Standard Form 411-T — is the document that governs your booking. Where its wording and this schedule differ, the agreement you signed governs, and if you booked under earlier terms, the version you signed is the one that applies to your stay.

Fees and tax

Every named fee on this property is refunded at the “refund of fees” rate above. On this property that is the cleaning fee, and inside five days it is the only thing that comes back — there is no stay to clean up after, so the owner does not keep it.

Tax is refunded on whatever is refunded, because tax is only owed on what you actually pay. If the cleaning fee is returned to you, the tax charged on that fee is returned with it; the tax on rent the owner keeps is not returned.

Mandatory evacuation

A mandatory evacuation means your money comes back

If a state or local authority orders a mandatory evacuation that covers this property, and you leave the way the order says, you get back everything you paid for the nights the order takes from you. If the order covers your whole stay, that is a full refund of what you paid: rent, the cleaning fee, and the tax charged on both. The tiers above have nothing to do with it.

North Carolina’s Vacation Rental Act (G.S. 42A-36) is what puts that right in the law, and paragraph 13 of the agreement you sign says the same thing. The law does let an owner out of that refund one way, by selling you trip insurance for evacuation losses before your stay starts. This property does not offer trip insurance at all, so there is nothing here for you to buy and nothing for you to turn down, and that exception cannot be used against you. Angela carries an evacuation herself.

Your booking record says so in writing. Every reservation stores the note that no trip insurance was offered, so the question of what you chose can never be raised after the fact.

How to cancel

Send the owner your cancellation in writing with your reservation details — the contact form below is the simplest way, and it leaves a record. Refunds go back to the card that paid, through Stripe. The date your written cancellation is received is the date used to pick the tier, which is what your agreement says too.
